Real estate transfer tax, also known as welcome tax, is paid by the buyer of a property and is calculated based on the highest taxable amount between the purchase price, the consideration stated in the deed of sale, or the assessed value adjusted by the municipal comparative factor.
Once this base is determined, the amount is established according to the progressive brackets in effect (0.5%, 1%, and 1.5% for 2025), with the possibility that some municipalities may apply a higher rate for the portion exceeding $500,000.
Our free transfer tax calculator tool gives you an overview of the costs you will incur according to the rules applicable in your municipality, so you can plan your real estate budget accurately.
